Gregory Steinhauer

President

Gregory L. Steinhauer is a graduate of the Wharton School, University of Pennsylvania (1984) with a Bachelor of Science in Economics. He has spent his entire working career in all facets of construction and real estate development. He has been responsible for the design, development and construction of over 1.5 Billion dollars of vertically integrated urban large-scale development. He is a past Chairman of the Seattle Police Foundation and he and his wife Debbie support numerous charitable causes.

Larry Ice

Chief Financial Officer

Larry Ice is a former CPA and a seasoned real estate finance executive with over 34 years’ experience overseeing all aspects of commercial real estate finance, accounting and taxation for several of the Puget Sound area’s most prominent privately-held real estate development, ownership and management companies. The combined portfolios of the companies Larry has overseen have spanned various commercial property types and included significant holdings in office, hotel, multifamily, retail and industrial property totaling nearly $3 billion. During his career, Larry has structured, negotiated and placed debt and equity capital in excess of $2.3 billion.

Li Tan

Corporate Controller

Li Tan, as Corporate Controller, is responsible for overseeing accounting, financial reporting and investor relations. Li is a CPA with over 20 years’ experience working with companies in the real estate, telecommunications and manufacturing industries. Li resides in the Seattle area with her husband and two kids. She enjoys running, reading and travelling.

Jason Chen

Director of Financial Analysis

Jason Chen is Director of Financial Analysis and is experienced in financial and investment analysis of Class A office, hotel, and mixed-use projects. He is responsible for underwriting new development projects, investment acquisitions & recapitalizations and maintaining existing portfolio cash flows.

Jason graduated from the Runstad School of Real Estate at the University of Washington with a master’s degree in Real Estate and is actively involved in the University’s Real Estate Alumni and Mentor Group. Jason is a CFA charterholder, member of the ULI and NAIOP and is an avid basketball player.

Anna Kaminski

Senior Property Accountant

Anna M. Kaminski serves as Senior Property Accountant. She is responsible for the timely and accurate reporting to internal and external users of the company’s portfolio financial information. Anna began her career in the real estate industry in 2009 at WPI Real Estate, a prominent single family house property management company in Seattle, WA, where she worked in property accounting. Mrs. Kaminski joined Steinhauer Properties in 2016 and has held positions of Property Accountant and Senior Property Accountant. She received her Accounting degree from the University of Koszalin in Poland. Since 2017 she has served as treasurer of the Seattle-Gdynia Sister City Association.

Brendan Smith

Senior Property Accountant

Brendan Smith is a graduate of Gonzaga University, with a double major in Bachelor of Business Administration in Accounting and a Bachelor of Business Administration with a Concentration in Finance. He is a certified public accountant and before joining Steinhauer Properties, worked as an auditor at RSM US LLP participating in audits across a variety of industries, including real estate. Brendan is an avid skier and also enjoys playing basketball while following the Gonzaga Bulldogs.

Tracie Reid

Property Accountant

Tracie Reid has been in construction accounting for 12 years, and property management accounting for 3 years. Her experience includes residential, commercial and retail construction. Tracie is responsible for all accounts payable for all aspects of company operations and development. Prior to Steinhauer Properties, Tracie worked in the financial retirement industry where she served a 5 state territory and earned her Series 6 and 63 securities licenses. Tracie enjoys the outdoors and spending time with her family.

Li Tan

Corporate Controller

Li Tan, as Corporate Controller, is responsible for overseeing accounting, financial reporting and investor relations. Li is a CPA with over 20 years’ experience working with companies in the real estate, telecommunications and manufacturing industries. Li resides in the Seattle area with her husband and two kids. Rory Sandstrom is Director of Development and Capital Group. He is responsible for identifying and executing development opportunities, sourcing capital and maintaining relationships with institutional investors. In his previous position, Rory was a fixed income portfolio manager and market maker at Citigroup where he managed a portfolio of risk in excess of one billion dollars notional. His mandate was to express views in high yield and distressed capital structures with an emphasis on homebuilder, hotel, REIT, and retail sectors. Rory holds an MBA from the Kellogg School of Management and is a certified public accountant.

Christine Cole

Senior Construction Manager

Christine Cole is a graduate of University of Washington with a Bachelor’s Degree in Anthropology. She started her career in residential home construction where she learned estimating and project management. She was hired as a project administrator and has worked her way up to senior construction manager. She oversees all of firm’s construction contract administration and is the liaison with the owner for SODO Builders largest projects. In her free time, Christine enjoys playing with her dogs and working in the garden.

Jeremy Truitt

General Foreman

Jeremy Truitt is a carpenter with 19 years’ experience who has become knowledgeable in all phases of both residential and commercial construction. Jeremy’s vast knowledge in the industry allows him to take on a variety of challenges, whether it be managing multiple subcontractors on a tenant improvement project or working one-on-one with people to help develop their skills.

Angela Merculief

Senior Director, Property Management

Angela Merculief is Senior Director, Property Management overseeing the property management and engineering teams. She has over 30 years’ experience in managing and operating mixed-use, office, retail, and biotech properties, in addition to commissioning several new buildings. Angela has a Bachelor of Arts Degree in Business Administration from the University of Washington, and a Certified Commercial Investment Member designation with the Commercial Investment Real Estate Institute and a Real Property Administrator designation with the Building Owners and Managers Association. Angela has held a seat on the Seattle King County BOMA Board since 2012, was the BOMA Chairman in 2020 and 2021, and developed the BOMA Mentor Program that provides career growth opportunities for emerging industry professionals.

Stacey Lange

Property Manager

Stacey Lange serves as Property Manager, assisting with the day-to-day operations of the buildings and interacting with tenants and vendors. She started with the company in 2013 as an assistant in the Tenant Services Department. Prior to joining Steinhauer Properties, Stacey worked in Residential Real Estate. Outside of work, her days are filled spending time with her family and friends.

Christine Buffalow

Tenant Services Coordinator

Christine Buffalow is a Tenant Services Coordinator at Steinhauer Properties. Her responsibilities include responding to tenant requests, performing administrative tasks, and assisting with day-to-day building operations. Prior to joining the team at Steinhauer Properties in the fall of 2021, Christine worked in the street lighting department at Puget Sound Energy, where she spent time as an Engineer and as an Associate Account Manager. Before that, she spent many years working as a photographer after earning a Bachelor of Fine Arts in Fine Art from Cornell University. While working as a photographer, she also attended the University of Washington, where she obtained a Bachelor of Science in Chemistry. Outside of work, Christine enjoys hiking, skiing, rock climbing, gaming, and snuggling with her cats.

Crystal graduated from UCLA with a major in International Development Studies and a minor in French. Before graduation, she interned with the Department of State and the United Nations World Food Programme. In her free time, Crystal enjoys going on hikes, completing art projects, and learning different languages.
